This quotation, attributed to Benjamin Disraeli, prime minister of England in the 19th century, is a favorite of mine. It emphasizes the fact that once you are aware of what you do not understand, learning becomes easier. this saying is especially significant regarding the law and how it applies to the site manager's responsibilities. As a starting point, the site manager should be thoroughly familiar with the state or local landlord-tenant law. This law specifies the respective rights and responsibilities of landlords and residents and applies to assisted housing as well as conventional apartments. The site manager should obtain a copy of this law and keep it handy as a reference. You may want to place the copy in a three-ring binder and use dividers to separate the various subjects covered in the law. Browsing through this document and becoming familiar with its language and how it is organized can make it easier to understand the law and its ramifications for you as the site manager of a residential property. While this understanding will not eliminate the need for an attorney in certain situations, it can make your communications with one more effective. Once familiar with the landlord-tenant law, site managers can take an active approach to handling the legal issues that may arise at the properties they manage. By having procedures and policies in place to deal with legal issues, site managers will be less likely to be intimidated by situations requiring legal action and more likely to handle them successfully. |
