Excerpt from Chapter 9, Security Strategies

Developing a Security Plan

It is important for apartment communities to have security plans, not only to reduce crime at these properties, but also to handle the effects of crimes when they occur.  Even a property that has been relatively incident-free could experience one traumatic incident, e.g., a drug-related homicide, and without warning management would be involved in "damage control."  One such incident can seriously affect a property's marketing and resident retention efforts.  For this reason, it is important to be proactive regarding security by having a definitive plan for addressing security issues.  Having a security plan also shows residents that management is sensitive to their concerns regarding crime and that policies and procedures have been developed that take their welfare into consideration.  The information collected in the security survey and the property's vulnerability index provide the basis for developing a security plan.
